The Property  Albion Court was built by Peel Investments Plc in 1990 and let into the then declining market. It was therefore badly let on a mixture of short, medium and long leases primarily to poor quality tenants. Some buildings were let in floors. We bought the development from Peel in an offmarket transaction by exchanging contracts within 10 working days of striking the deal.

The seven office buildings looked tired and unattractive; they are constructed around what was then a desolate central courtyard. The total floor area is 2,045 sqm/22,000 sqft.

Watts & Partners, building surveyors and architects, were commissioned to devise a high quality upgrade scheme, which was then implemented as and when we could obtain possession of a building.

The upgrade has produced an outstanding environment and included replacement of external doors and fan lights with full height solid doors, to create an impression of importance, raised floors with new carpet, suspended ceilings, top quality door furniture and lights and all the toys expected in a modern office building. The courtyard was cleared of unauthorised parking and filled with mature high impact landscaping.

The rolling programme of both external and internal upgrades is now complete, with all of the buildings let and occupied at improved rents and on improved leases. Tenants include Zepta International, West London Telecom and Text 100 Group.

Why Buy?  The ability to upgrade both the buildings and the lease/rent profile in a strong demand location, one of the best in West London. Rents were around £120/130 per sqm £11/12 per sqft when we bought and now average £260 per sqm/£24 per sqft.
