The Property We are very keen to increase our exposure to this part of Central London. The only building we currently own in the area is this one of 330 sqm/3,550 sqft built in 1999, air conditioned and with raised floors. It was let to Kai Computers when we bought it, they exercised a break and we have now let it to Single Homeless Project, a charity, for 10 years at £200 per sqm/£18.50 per sqft. The upper part has been sold to Paddington Church's Housing Association on a long lease at a peppercorn.
We bought the building after it failed to sell at auction, primarily due to a lack of publicity and the non-availability of full documents prior to the auction. The building is architecturally very interesting and is approached through the ground floor of one of the Georgian buildings on Grays Inn Road.
Why Buy? A modern good quality office building, let at a low rent, in an area which we believe will continue to see considerable improvement with the opening of Channel Tunnel Rail Link and St Pancras Domestic Services. This is an area which we are targeting for more acquisitions.
