The Property  This is the second building which we have bought in Bloomsbury WC1. It is an exceptional Grade II* listed Georgian town house forming part of a rare uninterrupted terrace of similar houses in what is probably Bloomsbury’s most attractive square. The square itself is also Grade II listed, was laid out in 1810 and remains close to its original design. The house totals 4,500 sqft and is the only freehold house in the square.

Why Buy?  No 11 was owned and occupied by a renowned publishing house as its editorial offices. We made a direct approach to the owners, identified via a Land Registry search, to buy with the intention of keeping the building in office use. However, the residential market in Bloomsbury has improved to the point where residential values of buildings like this exceed commercial values. The transformed Brunswick Centre, due to open shortly, will greatly improve shopping facilities and will house Central London’s largest Waitrose at over 40,000 sqft, restaurants including Carluccio’s and Strada and a two screen art house cinema The Renoir. The major transport hub at Kings Cross/St Pancras will see the arrival of Eurostar trains from France and Belgium next year and the introduction of fast domestic services to Kent.

We have submitted a planning application for change of use to residential to London Borough of Camden and, as at Autumn 2006, plan either to carry out the conversion or sell as is so that the buyer can convert to his/her own taste.
